Getting your house ready to sell
Spring time is the most popular time to sell your house, how are you going to get the highest price for your house?

Curb Appeal - You'd be surprised how many people drive by without even going inside.
The way your house looks from the curb is the first impression; make sure it's a good one. In winter, make sure the snow is shovelled; you may even want to sweep right down to the cement. In the summer, make sure the lawn is perfectly manicured; wash all front windows, doors and porch.
Weed the flowerbed and trim the hedges.
De-clutter - Put away any not essential daily items. When we last moved, we rented a storage unit and packed away the majority of boxes in our storage room, closets and miscellaneous cabinets.
The goal is making your house look big and airy without looking baron. De-personalize Remove all personal items, family pictures, kid's drawings that are on the fridge. The perspective buyer wants to picture themselves and their family living in the house….not your family.
Clean it up! - Clean up the 3 most important rooms in the house – the bathroom & kitchen. Scrub the floors, counters, cabinets and sinks or tubs. Remove all personal items from the vanity top and put away any "extra" appliances, you want to make these 2 rooms look as roomy as possible.
Let the Bedroom be the Bedroom If you are using one of the bedrooms as an office, craft room or junk room, clear it out and set it up as a guest room.
Paint and Fixtures - If you have a bit of extra cash, put it into a fresh coat of paint and updated lighting fixtures.
Choose warm neutral colors in the taupe family. Home Depot has light fixtures priced between $10 - $50, don't underestimate the impact of a new fixture, your prospective buyer will immediately notice it.
